Vehicle title transfer and cancelation for manufactured homes
Driver and Vehicle Services (DVS) processes title transfers for manufactured homes not affixed to real property.
We can process title cancelations if the manufactured home is affixed to real property. We also assist with issuing a title when a manufactured home is un-affixed from real property.
Transferring ownership on title
To transfer ownership, you must provide:
- Minnesota title.
- Lien release (if a lienholder is listed on the Minnesota title).
- Written statement from the county auditor or treasurer confirming all property taxes are paid and no delinquent property taxes due.
- Payment of title fees (no sales tax or transfer tax due).
Complete the transfer at your local motor vehicle office or mail to:

Transferring ownership without a title
If you are not the owner on record or proof of ownership cannot be established, you may still apply for a certificate of title. You must provide:
- Application for title to a manufactured home when ownership is at issue and supporting documents.
- Certification of ownership (acceptable documents listed on page 2).
- Signed and completed Attorney Affidavit (page 4).
- Certified mail receipt sent to previous owners by attorney (requirements on page 4).
- Application to title/register a motor vehicle.
- Written statement from the county auditor or treasurer confirming all property taxes are paid and no delinquent property taxes due.
- Payment of title fees (no sales tax or transfer tax due).

Affixed to real property (title cancelation)
If you are the owner of record for a manufactured home, you may choose to cancel a title or manufacturer’s certificate of origin (MCO) when the home has been affixed to real property. The home is no longer considered personal property, and you must submit a notice of title cancelation.
You must provide:
- Application for notice of title cancelation.
- MCO or Minnesota title (MCO is required to be submitted however submitting a Minnesota title is optional).
- Lien release (if a lienholder is listed on the Minnesota title or MCO).
- Payment of filing fees.

After processing
A notice of title cancelation will be sent to you after DVS processes the application. You must take the notice of title cancelation to the county recorder or registrar of titles where the manufactured home is located.
A Manufactured Home notice of security interest is used when there’s a lien (a legal claim) on both a manufactured home and the property where it is located. This form must be completed and recorded with the county recorder or registrar of titles in the county where the manufactured home sits. It’s important to note that filing this notice does not remove the lien from DVS’ records.
Unaffixed from real property
When a manufactured home is unaffixed from real property, you may apply to have the title reissued. Once the title has been re-issued, the home is considered personal property. It is no longer considered real estate or an improvement to real property.
To reissue the title, you must provide:
- Application to title or register a motor vehicle
- Affidavit of severance
- Owner must complete pages 2 and 3.
- Attorney completes pages 4 and 5.
